Nationwide cuts fixed mortgage rates by up to 0.15 percentage points

Nationwide is cutting rates across its fixed mortgage range by up to 0.15 percentage points from 18 August 2026, taking its lowest fixed rate to 4.48% for home movers.

Nationwide Building Society announced on 17 August 2026 that it is reducing rates across its fixed mortgage range, with the changes taking effect the following day, Tuesday 18 August1. The cuts apply to new and existing customers across first-time buyer, home mover and remortgage products, with reductions of up to 0.15 percentage points1.

The society said its lowest fixed rate now stands at 4.48%, available to new and existing customers looking to move home on a two-year fixed product at 60% loan-to-value with a £1,499 fee, reduced by 0.04 percentage points1. The minimum loan size on £1,499 fee products is £300,0001.

For first-time buyers, reductions run to 0.10 percentage points across two, three and five-year fixed products up to 95% LTV1. For existing and new customers moving home, reductions also run to 0.10 percentage points across the same terms and LTV ceiling1. Remortgage products are reduced by up to 0.15 percentage points across two, three and five-year fixes up to 90% LTV1.

These latest changes bring our lowest mortgage rate back below 4.5 per cent for new and existing borrowers moving home, whilst also maintaining our support for first-time buyers with smaller deposits and those remortgaging."

Nationwide said the changes continue its existing mortgage customer pricing pledge, under which switcher product rates for existing customers looking for a new deal will be the same as or lower than the remortgage equivalents1. It also said existing customers moving home continue to be offered the same or a lower rate than the equivalent rate available to new customers1.

First-time buyers receive £500 cashback when they complete their mortgage with Nationwide, and first-time buyers and home movers can receive up to £500 through the society's Green Reward if they buy an energy-efficient property1. Under that scheme, homes with an SAP rating of 92 or above (EPC-A) attract £500, while those rated SAP 86 to 91 (high EPC-B) attract £250; for first-time buyers the Green Reward is in addition to the £500 completion cashback1.

For someone borrowing at one of the listed products, the change lowers the headline rate by between 0.04 and 0.15 percentage points, depending on the term, LTV and fee1. The cashback terms are unchanged by this announcement: £500 on completion for first-time buyers, and Green Reward payments of £250 or £500 depending on the property's energy rating1.
